What to have ready

For a first conversation, nothing. No credit pull, no documents, no application.

When you're ready for a pre-approval, most people start with this:

W-2 employees

• Valid ID
• Pay stubs covering the most recent 30 days
• The last 2 months of statements for the account your down payment is coming from

Self-employed

• Valid ID
• The last 2 years of tax returns, personal and business
• The last 12 months of business bank statements

Either list can grow depending on your situation. If something needs more documentation or an explanation, I'll tell you exactly what and why.
