Why are buyers choosing La Pine?

Price and land. La Pine's June 2026 closed median was $394,000, about $331,000 less than Bend, with a median of $260 per square foot, the lowest in the region, per Oregon MLS data. Larger acreage is available down south at prices working families can actually reach, and the town keeps growing.

VA and FHA loans are much more common here than conventional. That fits the market: lower down payment programs for buyers coming in at the most affordable end of Central Oregon.

What makes financing in La Pine different?

Manufactured homes, wells and septic, and acreage come up on almost every La Pine file.

Manufactured homes. I cut my teeth on these early in my career, and my team closes them regularly in this area. Not every lender will finance one, and the ones that do have rules about foundation certification, title, the home's age and whether it's on a permanent foundation. We know which lenders take them and what they'll ask for, so we gather it before it turns into a problem.

Wells and septic. Private water and septic systems often need inspections, and the lender needs the results before closing. Order them as soon as you're under contract. I'll build them into the timeline so they don't hold up your closing.

Acreage. Appraisers need comparable sales that match the property, and in a smaller market those can be harder to find. I'll put your file with a lender that's used to rural Central Oregon appraisals.

Insurance. Coverage on manufactured homes can cost more than buyers expect, and on a tight approval that premium can change what you qualify for. Get a quote early. Ask me for referrals to trusted insurance brokers who can find competitive pricing on coverage for homes in harder-to-insure areas.

How do VA and FHA loans work in La Pine?

For eligible veterans, VA is often the strongest option: the most flexible down payment terms, no monthly mortgage insurance and no loan limit with full entitlement. The 2026 FHA one-unit limit in Deschutes County is $718,750, well above typical La Pine prices, so FHA buyers aren't bumping into a ceiling.

VA pricing isn't the same everywhere, especially for lower credit scores. Some of our wholesale investors price low-credit VA loans better than what out-of-state lenders usually offer. If you've been turned down or quoted poor terms somewhere else, send me the details and I'll shop it.

How I rescued a La Pine VA loan from an out-of-state broker

A La Pine buyer came to me after their VA purchase stalled with an out-of-state broker, and the terms they'd been quoted didn't reflect what was actually available for their credit score.

We moved the file to one of our wholesale investors that specializes in low-credit VA loans. The pricing was better, and the buyer closed on the VA loan they'd been counting on.

Out-of-state brokers often work with a short list of investors. Access to a wider wholesale network is what made the difference here.
